Northern Virginia new home purchasers searching for a more affordable housing climate than Fairfax or Loudoun County may find their ideal new home investment in Prince William County offering a wide variety of homebuilding alternatives at more reasonable prices often with larger homesites, particularly in the southern and southwestern sections of the county. Improvements to I-95's Springfield corridor with its direct access to Washington D.C., Virginia Railway Express (VRE) stations and proximity to the I-495 Beltway, provides new homebuyers outstanding cost per square foot housing values. With the county's new home prices reduced, Northern Virginia home values are stronger in Prince William than in other counties surrounding the Washington DC metropolitan area. Prince William County new homes for sale are doing well, in fact better than Fairfax and Loudoun County plus foreclosures and "Short Sales" are stimulating multiple contract bidding, particularly with first time homebuyers in moderate price ranges in the county. New townhomes in Prince William, are selling very well as spring 2010 is showing new home construction stabilization in the Washington metro area.

A word of caution: Do not be misled with some romantic notion of buying a foreclosure or bidding on a "Short-Sale." Banks are very slow to make decisions and often do nothing to improve the damages to foreclosed properties. Many bank-owned properties, for lack of a better word are: "dumps." Furthermore, be aware statistically only 20% of "Short-Sales," actually settle as banks are not inclined to take ridiculous offers, merely hold-out for decent bids, many of which are at or above the asking price.

In sum, though The Council has a "Short Sale" division, home builders in Prince William County are now offering great incentives on new homes, custom homes as well. Most builders are now providing more closing costs, options and greater negotiation flexibility. Why buy someone elses problem or a home in need of extensive repair when you can find super deals on new homes in Prince William County with a 10 year warranty. Call The Council today and learn more.

One of the nicest, most innovative new townhomes in Prince William County are Gaslight Landing townhomes in Occoquan VA. T hese Northern Virginia new townhomes are luxury waterfront homes near Washington DC on the Occoquan River. Gaslight Landing townhomes, developed by custom home builder Classic Concepts, has really hit the mark. This Victorian era community has it all... WATERFRONT, DOCKS, ELEVATORS and very close to the VRE (Virginia Railway Express) station. Offering 20 waterfront four level townhomes, each townhouse comes with a deeded slip that will accommodate a 40' yacht. Walk out your front door to your private dock, jump on your boat for a fast cruise to Washington DC and Georgetown, a getaway weekend on the Chesapeake Bay or maybe just a leisurely cruise to Tim's Restaurant and Waterfront Crabhouse. Perhaps you prefer to take a stroll in town to one of Occoquan's art galleries and charming shops or simply relax at one of Occoquan's quaint restaurants or pubs. Gaslight Landing townhomes are the only new waterfront homes in Washington DC proximity built by Classic Concept Builders, premier custom home builders in Northern VA, and luxury townhomes near the Fairfax-Prince William County border.

Occoquan is beautiful, natural and scenic, shall we say "Green", including parks, riverviews and hiking trails. Just minutes from mass transit, Washington DC, Interstate 95 and the Fairfax County Parkway, these Prince William County luxury homes are special, nothing else quite like it exists in the Washington DC - Northern Virginia housing market. Washington Business Journal recently voted Occoquan, located on the Fairfax/Prince William border, one of the "top 10 up and coming hot spots in Washington DC" and Gaslight Landing on the Occoquan River is one of the Prince William VA new home communities people are really talking about. Classic Concept Builders also builds high-end custom homes in Northern Virginia.

New homes in Manassas and Manassas Park are continuing their brisk sales pace because of it's close proximty to the VRE metro and Old Town Manassas.

Located in southeastern Prince William County is Triangle and the Quantico Marine base. The town of Quantico is older and the market for resale homes is vibrant but people's desire to build new homes continues to be popular particularly with the continued growth of military relocations in 2010.

Woodbridge, Lakeridge, Triangle, Quantico and Dumfries are very active as homebuyers compete for foreclosures and "Short-Sales" which have accelerated new home pricing to the downside leading to increased new homes for sale in Prince William County Virginia.

In sum, Prince William is a large county with a wide variety of new homebuilding opportunities at relatively low prices, a welcome relief for those wishing to make an affordable new home investment providing excellent overall value and unprecedented appreciation potential. In 2010, between Fairfax, Loudoun and Prince william County, Prince William has by far the strongest sales volume due to lower prices, military relocations to Quantico and Fort Belvoir in concert with the increasing number of federal government employment opportunities.

2005 home prices in Prince William County were considerably higher, but in 2010 homes are now selling at very reasonable prices with interest rates at 38 year lows. It appears the real estate market in NorthernVirginia bottomed in late Spring of 2009 and values have been rising steadily since after a brief period of market stabilization. Those who followed the heard during the boom bubble lost. The big winners are those who invested over this past year. Homes fairly priced under $350,000 are experiencing multiple contract bids. It is not unusual to see investors purchasing short-sales and foreclosures for $175,000 then flipping for $250,0000 three to four months later! However, these low price purchase opportunities are waning particulalry with the $8,000 homebuyer being over which lured first time homebuyers and others. The first time homebuyer market is also strong for these Northern Virginia houses as new homes in Fairfax County, are higher priced.

Contact The Council if you would like to know which home builders in Northern VA are offering the best deals or want to learn more about foreclosure and "Short-Sale" opportunities. We are warning you however, banks are not in the real estate business, not too responsive and a great source of frustration. While you are waiting for a bank to give you an answer to your offer, several months may pass only to learn you've been outbid, meanwhile market values continue to escalate and windows of opportunity pass.

Research new homes in Prince William County, builders are offering very attractive incentives and you won't have to deal with beat-up shortsales, foreclosures or miss current market opportunities including all time low mortgage rates.

Last but not least, be aware the government is steadily raising requirements and downpayments to secure mortgage financing, so what you qualify for today may not be available tomorrow. The Council knows where to secure the lowest interest rates so feel free to call for detailed information.
